Game-Changer for 30A!

On June 24th Governor Ron DeSantis signed SB 1622 a landmark piece of legislation that restores local control over beach access across Florida. This bill is a major win for coastal communities like ours in Walton County where beach access has long been both a prized asset and a source of controversy.

 

What Does SB 1622 Do?

In simple terms local governments can now determine if the dry sand portions of the beach are public without having to go through a lengthy and expensive court process. Until now, counties like Walton were restricted in enforcing customary use (the public’s long standing right to use the beach) without a judge’s approval.

Even more impactful, any new sand added through beach restoration efforts will automatically be considered public land. That means as our beaches continue to be nourished and restored (as they often are after storms) those new sandy areas are guaranteed for public use.

 

Why This Matters for Real Estate on 30A

This change reshapes the conversation around beachfront ownership investment and use.

  • For buyers and investors: More clarity around beach access means fewer legal gray areas. Properties with nearby public access or adjacent restored beaches may see increased desirability and long term value.
